Secure your long-term income with a renewable energy project

At Sonaura, we work in tandem with landowners to deliver sustainable renewable energy projects. Our collaborative approach allows landowners to assist with potential site selection to ensure any development works with your wider agricultural objectives or land strategy.

What are the benefits?

Long Term Income

By diversifying into renewable energy, you will receive index-linked competitive rents typically in excess of agricultural rates, whilst reducing dependence on traditional farming income streams, future proofing your holding.

Biodiversity Net Gain

Solar farms can be designed with wildflower meadows, beehives, or grazing beneath panels, enhancing biodiversity and maintaining agricultural use.

Dual Land Use

Solar doesn’t necessarily mean losing your land for farming. A well-designed scheme can allow for the grazing of small livestock throughout the life of the project.

Soil Benefits

Solar developments allow the land a rest period, improving soil structure, fertility and organic matter, providing a strong base for when the land comes back in-hand at the conclusion of the lease.

Is your land a good fit?

We carefully assess every land submission – this criteria gives your land the best chance of matching our project needs.

Not sure if your land qualifies?

Submit it anyway – we’ll take a look and advise.

How we work with landowners

Our process is designed to be simple, transparent, and fully respectful of your priorities as a landowner.

01.

Initial Land Suitability Assessment
Our team will assess your land to ensure it is suitable.

02.

Head of Terms
If suitable, we will invite you to conclude non-binding heads of terms for an option to lease, granting us time-limited exclusivity.

03.

Option Agreement

After heads of terms we will negotiate the full option to lease agreement for the land.

04.

Development Phase
We manage all aspects of the development, securing all consent permits and permissions needed for the project.

05.

Lease Commencement

Once the lease commences, we take full responsibility for operating and maintaining the project while you receive a regular monthly income.

06.

Decommissioning

At the end of the lease, we will be responsible for decommissioning the project and restoring the land to its original state.

Figures are in the region of £1,000/acre in the UK and between €1,000 – €2,000/acre in mainland Europe, however this varies on project specifics, such as:

  • Cable route distance
  • Size of solar scheme (MW)
  • Geographical location (solar yield)
No, all agents & legal fees are covered by Sonaura.

From signing heads of terms, we aim to build the development within 2-4 years. This is the time it takes to complete the option to lease, obtain planning permission, deal with any potential appeals and to construct and commission the project.

At the conclusion of the lease, all renewable generation assets will be decommissioned by Sonaura. The land is returned to you in accordance with the schedule of condition produced at the beginning of the lease.
Yes, subject to a grazing licence.

A landowner’s perspective

“We had a few underused fields that Sonaura assessed quickly. The option to lease process was clear and straightforward and I’d happily recommend them to other landowners.”
